GENERAL CONTRACT CONDITIONS

1) Prices:
The apartment prices, as shown in the tables, include all expenses for regular water, electricity and gas consumption, initial linen supply and use of pool, as detailed in the "Services" section. Prices do not include deposit on arrival and cost of "Extra Services" requested by guests, to be agreed before departure.

2) Rental period
Peak season rental must last minimum one week. For administrative reasons guests must arrive and leave on Saturday, arriving between 4.00 and 7.00pm and leaving by 10.00am at the latest.
Guests are kindly requested to keep to these conditions. We are however willing to satisfy guests' particular requirements, exclusively by prior agreement with the owners.

3) Booking:
To guarantee successful booking, guests must complete all sections of the booking form. Availability of requested apartment will be confirmed by email within 48 hours. On confirmation of the booking we will require an advance payment of 30% of the total cost by bank transfer, postal order or credit card (Visa).
On receipt of advance payment, booking is to be considered complete when the client has received booking confirmation by email.

4) Payment methods
When booking, the client can choose to pay by credit card (a), or bank transfer (b).
a) (VISA) the farm will detract the agreed sum from the client's credit card.
b) for payment with bank transfer or postal order, booking online will be considered valid for the following 7 days, during which the client must forward the required advance payment. When these conditions are complete the booking will be valid.
All bank transfer expenses are covered by the client.
Payment of the remaining 70% of the rental price must be made on checking in, in cash or by credit card (Visa, cash card). Cheques are not accepted.

5) Cancellation
a) If the client cancels the booking up to 30 days before the arrival date: no cancellation charge, but 15% will be withheld for administration costs.
b) Cancellation 29-8 days before rental date: the client will lose the advance payment made on booking.
c) Cancellation during the 7 days prior to the rental date: the client must pay 75% of the total price.

6) Variations of date, arrival or departure time
Any requested variation in date and time for arrival or departure must be immediately communicated to the owners.
Once the guest has checked in, there can be no reimbursement of rental price in case of early departure.

7) Number of guests
The apartments must be occupied exclusively by the guests whose names appear on the booking form, and whose presence has been registered by the authorities.
The number of guests (adults and children) may not for any reason be higher than the number of places indicated for each apartment, except in the case of children under three years old.
The replacement of guests during the stay is prohibited unless by prior agreement with the owner.

8) Deposit
The client is required to pay a deposit on arrival against any possible damage to the property or equipment: € 300,00 for Il Cipresso / La Terrazza, € 200,00 for La Loggia / L'Olivo.
This deposit will be fully reimbursed when the client checks out, except in case of damage (or removal) of equipment, which will be verified and debited from the deposit.

9) Tidiness and cleaning
The client is required to leave the apartment tidy and clean, with particular attention to cleaning the kitchen and fridge, which must be left empty and clean.
Furnishings, tableware and accessories must be left as and where they were found.
Failure to do so will incur an extra cost of € 50.
Any damage to the apartment and its contents, including the antique furniture, will be quantified and debited on departure.

10) Disputes
Should any dispute or debate arise, both contractual parties are explicitly invited to adhere to Italian law, and refer to the tribunal of Pistoia.

11) Travel insurance
Although travel insurance is not obligatory, we recommend the client obtains a policy which reflects their individual requirements.
We remind clients that they are personally responsible for their children.
We are under no circumstances responsible for damage to luggage, vehicles or personal property.
